Driven to Innovate

3rd Wave Real Estate is where innovation meets placemaking. As we shape the “3rd Wave” of community-first development, we unite seasoned dealmakers, planners and technologists behind a singular mission: deliver amenity-rich places that compound value for residents, investors and municipalities alike.

Over 25 Years of Experience

With over two decades of experience managing complex projects across various sectors, we offer a historically successful hands-on approach to development and investment. At 3rd Wave, we know that great real estate is built on meaningful connections–to people, place, and long-term vision. Our expertise in placemaking delivers high-performing, future-ready environments across multifamily, workforce housing, and urban infrastructure where communities and investments thrive.

Development

At 3rd Wave, we thoughtfully identify the submarkets where we believe investment has genuine potential. From there, we focus on finding the optimal sites to bring our communities to life. We start by leveraging our reputation and relationships to align closely with each municipality’s goal and vision, then collaborate with trusted, best-in-class consultants across every discipline to design and deliver communities that add lasting value – for residents, neighborhoods, and our partners alike.

Investment

While 3rd Wave has proudly developed every project to date with private capital, we remain open to partnering with aligned investors who share our vision and values. As proven placemakers, we believe true capital alignment goes beyond dollars – it’s about trust, transparency, and the confidence that when we embark on something, great value will be created. Our small, dedicated team takes pride in meaningful relationships and a disciplined approach that has delivered successful projects time and again.

Innovation

At 3rd Wave, innovation is at the core of everything we do. From thoughtful building prototypes that ensure design consistency and financial strength to strategic partnerships that boost efficiency and enhance the resident experience, we constantly look for ways to raise the bar. It’s how we deliver well-planned, enduring communities that work – for people and for the future.

Leadership

Chuck Hollis, CCIM

Chuck has been involved in Real Estate and entrepreneurial endeavors from a very young age. He earned his Bachelor’s degree in Finance and Real Estate at the University of Central Florida, and prior to graduation, was recruited by the Centex Corporation, where he was instrumental in the development of various master planned communities in the Orlando area. In that role, Chuck gained knowledge and proficiency about how to drive development results through the execution of an efficient construction cycle. Having moved to Peoria, IL in 2005, Chuck joined the team at a boutique Real Estate Development and Venture Capital firm. Notable within their portfolio, a large 7 parcel assemblage, mixed use re-development, and the conversion of a 56 mile freight rail line to a hiking/biking trail. With full responsibility over the company’s real estate assets, the firm prospered significantly through a challenging economic landscape. Under Chuck’s leadership, the portfolio grew to include senior housing, student housing, and other multi-family assets. In 2016, the opportunity presented itself to return to Orlando. Since that time, he has been involved, as a principal, in the development of over 1,800 apartment units, as well as commercial property, with a market value of approximately $500,000,000. Since 2009, Chuck has held the Certified Commercial Investment Member designation. His professional affiliations in the community include the UCF Real Estate Council, Central Florida District CCIM and CREW Orlando. Philanthropic endeavors include service with various agencies that focus on helping kids thrive to achieve their greatest potential.

Alexis Khazzam, CIO

Alexis Khazzam is a seasoned entrepreneur and investor splitting his time between Florida and Illinois. With a proven track record of leadership, he has founded and managed several successful ventures, including Cualinet, Junction City Lifestyle Center, and AppsCo (a not-for-profit 501(c)(3) that provided a National Congress award-winning business learning program for public high school students offering real-world, salaried and HS/College credited work experience). Most recently, Alexis established Avanti Capital, a true family office dedicated to strategic, impact-driven investments in real estate, green energy, and socially responsible initiatives.

Building on a successful partnership spanning over two decades with Chuck Hollis, Avanti Capital has joined forces with 3rd Wave Development, a Florida-based real estate firm specializing in multi-family assets. Avanti is poised to capitalize on a robust pipeline of opportunities, driving innovative projects with precision and purpose.

Beyond his business achievements, Alexis is deeply committed to community impact. Alexis endowed Project Springboard (now The Big Idea) at Bradley University’s Turner School of Entrepreneurship and supports numerous nonprofit organizations wherever he works. Alexis has been a member of YPO since 1998, served on the UnityPoint/IHS (now Carle Health) board for 12 years — including two as Chairman — and has invested his time and resources in youth sports as co-founder of Central Illinois Wrestling Academy and Peoria Wizards, a nationally ranked girls’ wrestling program.

Originally from Milan, Italy, and with over 12 years living and working in Barcelona, he brings a global perspective, fluency in Italian, Spanish, and English, and a working knowledge of French to his endeavors. Alexis is a loving father, avid backgammon, board game and cards player, sports adventurist, experienced traveler, and is known for being up in a good mood every day.
